ACCESS TO FINANCING - A NEW OBSTACLE FOR LOGISTIC CENTERS DEVELOPERS

Specialists in the real estate field agree that there is an ongoing boost in the development process of the Romanian logistics market. The main reason for that is relocation and expansion of the multinational companies businesses, which push up demand for logistic centers. At present, most logistic centers are concentrated around the capital, considered to be an important European road junction, which provides easy access to both A1 and A2 highways.

According to CB Richard Ellis/Eurisko representatives, at the end of 2007 stocks of logistics space in Romania were up to 550,000 square meters, with a forecasted 80% growth this year, which means they will reach one million square meters.

Although logistics enjoys an important development on the local market, investors face various problems. Dorian Petrescu, consultant procurement specialist for EuroMetropola, listed some of these: identification of areas with large land tracts up for sale, positioned with easy access to main transport routes, the state of utilities and infrastructure, and access to financing, as the international finance difficulties have strained developers’ efforts to secure funds.
