Representatives of ProLogis, a world leader in logistics parks developments, consider that future investments in this field depend on progress in infrastructure works, namely motorways. ”Romania's logitics market will probably reach maturity in the next 5 to 6 years. If Bucharest would have a by-pass motorway ring, there would be a new investment boom when it comes to industrial and warehouse space. For now, the Western part of Bucharest is the focal point. Tere are no logistics parks in the East, because there's not enough traffic coming from the sea“, says Muler Onofrei, Market Officer at ProLogis Romania.
Focusing on the Western part of Bucharest is following a pattern established in other Central and East-European countries. ”The same happened in Prague or Budapest, so it's a natural evolution: logistics parks are first developed in the Western part of the cities because the main flow of goods is from West towards East. There is no present demand for Eastern developments, and our customers want warehouses in Timişoara, Arad or Cluj. Romania's advantage is that it grows at a blistering pace: Poland needed 10 years to achieve what was done here in the last 3 years“, thinks Michael de Jong-Douglas, Senior Vice President ProLogis.
Park Bucharest A1, the first project developed by ProLogis in Romania, opened on May 29th. The first two buildings span over 53.700 sqm and have already been leased by Kuehne+Nagel, Cargo Partner and Augsburg Intenational.
