Apparently, in order to be successful, a developer doesn’t need to satisfy too many requirements: a cheap land, with access to an important communication route, and a perfect compromise between quality and costs of construction work will do it. Yet following only these criteria, the development is chaotic, marked by concentration in so-called sweet spots for developers. Such a concentration exists around Bucharest, with no logistics centers close to the western border, the entry point of many imports. Given this fact, most of the imported cargo is not coming directly from the producers, but from logistics centers in neighboring countries (most notably Hungary). In the view of Prof. Pencea, using foreign logistics centers not only means that local logistics services provider lose money, but also increases costs covered by the importers.
