The logistical centers developers shift focus towards the province

The real estate analysts of the Regatta Company think that the imbalance between the warehouses demand and logistical center developers offer will continue this year too, although large storage facilities will be delivered.

Another trend, stressed by the DTZ Echinox experts, is the switch to the regional offer, especially in the big cities in the country.

”On a competitive and always developing real estate market, there is a market segment which suffers from a great imbalance: the industrial spaces. There is a significant demand for industrial spaces and a very low offer for this type of product. The market lacks in right away available warehouses“, says Costel Alecu, manager in the Regatta Commercial Department.

”This year, there will be a sweep to the regional offer in big cities, such as Timisoara, Arad, Cluj, Oradea, Brasov, Pitesti, Ploiesti and Constanta“, says Rodica Tarcavu, Director at the Industrial Department at DTZ Echinox. According to her estimates, the logistics and warehousing projects will be concentrated especially in the western area of the country.

Many investment funds have started off building logistics parks in the proximity of large cities. A good example would be EyeMaxx, which develop large logistics parks branded Log Center.
